  FLEXIBLE MORTGAGES

The features of a select number of mortgages give you the freedom to change the amount and frequency of your mortgage payments. They offer fewer restrictive terms and generally work on the basis of the better your credit history the better a deal you can gain. Flexibility is always recommended and advised for it allows greater freedom and security should your circumstances change.

The movement and improvement of the mortgage market has produced this generation of mortgages called flexible mortgages.

Six main advantages to a Flexible Mortgage:

1. Overpay. Enabling you to get rid of your mortgage quicker, small overpayments shift the debt faster.

2. Underpay. Some flexible accounts allow this one overpayments have been made, but this is not advisable as it slows down clearing the debt.

3. Take payment holidays. Some deals allow you a complete break from making payments (ideal new families, sabbaticals or special holidays)

4. Borrow Back overpayments. If you need extra cash you can obtain your over payments as if borrowing from an instant access savings account

5. No redemption penalties. Redemption penalties do not apply to regular standard variable rate loans - you should be free to chop and change between variable rate loans

6. Calculate interest daily.
This used to be done annually, daily calculations means you immediately pay interest on a smaller amount of debt.

One Account Mortgages (also known as Current Account Mortgages) are very much in fashion. This type of mortgage can be of real benefit if you have or are likely to have savings. Any savings you have are deducted from the outstanding balance and you only pay interest on the difference.
