Is Mortgage Locator free to use?
Yes. The service is completely free for you. We’re paid a small introducer fee by the broker firm that contacts you, and only when an introduction takes place — never by you. This does not affect the rate or product the broker recommends to you.
Are you a mortgage broker or a lender?
Neither. Mortgage Locator is a UK lead-introducer service — we connect you with FCA-regulated mortgage brokers who give the regulated advice and arrange the mortgage. We don’t lend money ourselves, and we don’t give mortgage advice. Our role is narrower than that — and on purpose.
Will submitting the form affect my credit score?
No. Filling in the Mortgage Locator form is a soft check only and does not affect your credit score. Your broker may later carry out a hard search with your permission when you apply for a specific mortgage — they’ll always tell you before doing so.
What if I’m self-employed or have adverse credit?
Yes — these are the cases our matching engine is designed for. We work with broker firms that specialise in self-employed, contractor, company director and adverse credit applicants, including CCJs, defaults and historic IVAs. Be honest on the form — it helps us route you to a broker who can actually help.
How quickly will someone contact me?
Most customers are contacted within an hour during business hours (Monday to Friday, 9am to 7pm). If you submit your details outside those hours, expect a call the next working morning.
Who will my information be shared with?
We share your details with a single matched broker firm for the purpose of contacting you about a mortgage — not with multiple firms, not with lenders directly, and never with marketers. We do not sell your data to third parties. You can ask us to delete your data at any time by emailing privacy@mortgagelocator.co.uk.
Can I change my mind after submitting?
You are under no obligation whatsoever. You can ignore the broker’s call, end the conversation at any time, or ask us to delete your details by emailing privacy@mortgagelocator.co.uk. The introduction is free and there is no commitment to proceed.
How much can I borrow?
Lenders typically offer 4 to 4.5 times your annual income, although some specialist lenders go higher — especially for professionals, contractors and high earners. The form gives you a rough guide based on a 4.5× multiple; your matched broker will give you a properly underwritten figure on the call, taking deposit, outgoings and lender appetite into account.
